You don’t need your own inventory to earn on our deals. Add your fee on top of our price, bring us your buyer, and we’ll assign the deal — your buyer closes, and you keep your spread. Clean and simple.

How the assignment works: once your buyer has their hard earnest money deposit in with the title company, we assign the contract over to you — then your buyer closes directly through escrow.

Never blast or publicly post our deals.

We do not work with anyone who blasts, reposts, or publicly markets our properties — no social media, no public Facebook groups, no online marketplaces, no forwarding to mass lists. Sharing privately, one-to-one, with your own vetted buyers is welcome. Posting a deal anywhere public is not.

This isn’t a preference — it’s a condition of working together. People trust us because we work hard to source direct-to-seller and the occasional joint-venture deal, and that trust keeps the pipeline full for everyone. Anyone who publicly markets our deals is done working with us — no second chances. Honor that, and we’ll send you real inventory for a long time.
